WHAT IS THE MOST SIGNIFICANT ASPECT OF REAL ESTATE?

Every Realtor will tell you that location is everything. When looking for a new home, consider its location first. Despite offering all of the features you require, a home in a less-than-desirable neighborhood is likely to be less marketable when you decide to sell in the future.  You can make your home more attractive to buyers with repairs and improvements but you cannot change its location. This should be taken into account when purchasing a home.

How do you define a "good" location? Here are a few things to look for when relocating: 


GROWTH: Homes in cities with many growth opportunities typically have and retain higher market value. 

AMENITIES: Take into account a neighborhood's accessibility, aesthetics, and facilities in addition to any growth plans. 

SCHOOLING:  Even if you do not have school-aged children, zoned schooling can factor into your home’s investment value. 

ACCESSIBILITY TO HIGHWAYS AND TRANSPORTATION:  Although accessibility is key, the value of a property may be negatively affected if it is too close to noisy roads or train tracks. 

SIZE OF LAND OR LOT:  As a result of land's propensity to appreciate in value, acreage can be very appealing. Example: a large backyard increases property value in a suburban neighbourhood.
